Looking out towards Kirkby Malzeard, Ripon and the wider Vale of York sits Newlands farm, a cluster of four dwellings including the 2015 barn conversions of Warren and Holt Barn. The houses are reached by a long, narrow lane (or unclassified, single track road) which links to a private drive leading to an open yard with dedicated parking and turning areas. Warren Barn sits overlooking the dedicated paved and gravel parking areas and views out to the fields towards the Vale of York.

Access is either along an easy ramp or four stone steps to a raised, flagged patio at the front of the cottage. Entry is through large bi-fold glass doors to the spacious open plan lounge with dining area and kitchen. The ceiling is lofted to the rafters exposing the roof beams and trusses with natural light spilling down from a central skylight. To the side of the lounge at the front is a double bedroom with built in wardrobe and off the lounge to the rear a fully tiled shower room with washbasin and toilet, both with skylights. A spiral staircase rises from the lounge to a mezzanine bedroom with double bed and a skylight providing a window to the night stars that is free of light pollution.

Near Kirkby Malzeard

Kirkby Malzeard is situated almost equidistant from Ripon and Masham and is the largest and principal village in the area with a population of about 800 people. It sits amid beautiful rolling countryside between Wensleydale and Nidderdale surrounded by tree-lined meadows and occasional cornfields. The wide Main Street is the main thoroughfare but there are parallel back lanes to either side which has allowed the village to develop and spread over the years with a healthy diversity of dwellings from ancient to modern. The modern community now supports a local pub, village store, butchers, tea-rooms, fish and chip shop and many other amenities. The Pennine beauty of Wensleydale and Nidderdale are close by, the country Mansion of Grantley Hall, and the woodlands of Hackfall are on the doorstep. The National Trust World Heritage Site of Fountains Abbey and the associated Studley Royal and Studley Park are only a few miles away as are the fantastic and often grotesque shapes of Brimham Rocks, a natural geological formation which covers over 50 acres of heather moorland. Ripon, Harrogate and York are all within easy driving distance as are all the western dales of the Yorkshire Dales National Park.
